Oil, electric or gas heat…which would attract you more when buying a home and why?

I am preparing to sell my home but I am installing a new heater. I presently have a boiler that has uses an oil burner to provide heat and hot water. I am thinking of replacing the means of providing heat and hot water with a different source of fuel or should I maintain what I presently use.

With oil prices today, electric is going to be more appealing to the buyers. People assume that oil and gas heaters are going to cost more.
Personaly I would be more inclined to look at a home with gas heat.
The gas furnaces of today are very fuel efficent and clean burning.
I do have a daughter whose whole home is electric and they do like it.
Of course electric is clean-But what if theren is a power outage.and
you are in the middle of winter-If you have gas you can at least light a stove burner for a little heat>Only under supervision and with adequate ventilation>.
