Wasn’t there an entire town for sale for $800k just the other day. If you’re willing to be really far from anywhere then you can get good prices. Look for surface water resources (small scale hydro is way more reliable than wind and far less expensive than solar) and reasonably sheltered from weather.
Oh, and a plunger makes a good hand operated clothes washer. Red Devil crystal drain cleaner is the best source of sodium hydroxide to make soap with.
Canada still has that pioneer settlement program where if you stake out unclaimed land and manage to produce a commercial harvest in the first year, it’s yours but most of the remaining land in the program are in the far north, suitable only for growing lichen, but with global warming, you might find some of that land has become viable.
Explore the counties you want to buy in… most have a tax foreclosure auction once a month. Line up your money and attend. You should be able to get the property for about what is owed on it. You have to sit on it for a while because the former owners can still pay the taxes and pay you a fee. It’s still a win-win.
